GRP Realty Company was then engaged as property and marketing manager, lease negotiator, and construction contractor for common area improvements and tenant fit-up.

GRP's construction refurbishment, and enhancement of the quality of services to the tenants quickly restored brokers' confidence in the building and ownership. Occupancy rose dramatically through retention and the aggressive pursuit of new tenants, and climbed to 98% within a short 22 months.
