GRP Realty Company was originally contracted as Property Manager of this office building, but within a few months added the additional responsibilities of Asset Management. Prior to GRP's management occupancy was at 60%, but reached 100% within 2.5 years of GRP taking over.

During the 2.5 years, GRP was successful at working diligently in identifying building improvements which would elevate the appearance and perceived value of the leasing space. When full occupancy was accomplished net operating income increased significantly, and the building was sold shortly thereafter at a gain on actual cash invested of over 250%.
